‚SERVICED APARTMENTS‘ AT GUMPENDORFER STRASSE 60

 

C&P Innovations, a business unit of C&P Immobilien AG, is developing its first project at Gumpendorfer Strasse 60 in Vienna. The current ‘Zinshaus’ from 1876 will be renovated from 2021 to 2023. The final stage will be a ‘digitised hotel‘ with 57 serviced apartments.

On the 1,228 m2 plot in Vienna’s sixth district, a total of 57 “serviced apartments” will be built on a total surface area of 3,035 m2 (plus open spaces) and an 82 m2 shop located on the ground floor. The apartments, equipped with modern, high-quality materials, have modern kitchens throughout and benefit from the excellent infrastructure of the surrounding area, not least due to their close proximity to Mariahilfer Straße and good public transport connections (U2/U3 Neubaugasse, U2/U4 Pilgramgasse, various bus lines).

The project is being developed specifically for the operator of the serviced apartments, the COSI Group, under the direction of Dimitri Chandogin, Europe’s leading technology provider in the field of short-term rental and innovation driver of the new ‘Commercial Living’ asset class. As a result, it is already 100% leased.

The unique feature of the ‘digitised hotel’ at Gumpendorfer Straße 60 lies in the completely contactless handling of all processes, about 80% of which are fully automated. Future guests can use PIN codes to access the virtual reception or housekeeping app and a concierge is available via phone or WhatsApp. The personnel costs saved as a result are reflected in lower prices for a **** hotel. This concept has been particularly successful during the COVID-19 pandemic, which has resulted in a utilisation rate of 90% across all sites.
