What tax advantages do I have
when investing in apartment?

In Austria, you benefit from many tax advantages when you invest in investor apartments. Initially, various fees and costs have to be covered when buying a property, such as registration fees for the land register, real estate transfer taxes and, in some cases, brokerage commissions. Taxes must also be paid when selling an investor apartment. However, since an investor apartment is used for business purposes, there is no VAT (as long as the apartment is rented for at least 20 years). As an entrepreneur, you have to pay income tax, but you also get to deduct expenses directly tied to your business, such as maintenance costs and even mortgage interests

Which risks have to be considered
when buying an investor apartment?

As a buyer of an investment apartment, you have to bear in mind that vacancies can occur and your liquidity is limited over time. In adition, investor apartments can take a lot of time and financial resources, e.g. for the selection of the residential project, viewings, financing, etc.
