What is a Zinshaus?
Definition and Explanation
C&P Assets is currently focused on the acquisition of groups of residential units and Viennese and Graz ‘Zinshäuser’, that is, rentable apartment blocks, such as Schellinggasse 12 in Vienna’s first district or Steyrergasse 86 in Graz.
In general, a ‘Zinshaus’ (also known as a ‘Miethaus’) is a building that is rented for a long period of time and which generates a monthly fee (rent and/or interest). In the original sense, however, only buildings constructed before 1945 count as ‘Zinshäuser’. Subsidised housing and cooperative housing are not referred to as ‘Zinshäuser’.
What are the unique features of Zinshäuser?
Old buildings of this sort still characterise the cityscape in urban areas such as Graz and Vienna in particular. The ‘Zinshaus’ has a long tradition, especially in Vienna. During the ‘Gründerzeit’ in the second half of the 19th Century, Vienna developed into an international metropolis. Due to enormous population growth and the rising bourgeoisie, Vienna experienced a real boom in construction between 1840 and 1914.
High ceilings, double-wing doors and stucco-decorated entrances are characteristic of ‘Zinshäuser’ built during the ‘Gründerzeit’. The special charm of the old buildings and the long history of the houses give the ‘Zinshäuser’ a very unique flair.

Our strategic orientation is aimed at increasing the value of the existing portfolio in the long term. Direct real estate investments are held in the company’s own portfolio and form the company’s hidden reserves over the long term. The investment of long-term capital in properties held by the company also increases the value of C&P Immobilien AG itself. This is a strategy that banks and insurance companies also use successfully. This is not only the best form of creditor protection but also gives future investors the necessary security that they have chosen the right partner for their own real estate investment in C&P.
