Trends, that is, transformation and change processes, are something that C&P will focus on extensively in the future

New housing concepts and trends

How will we live in the future?

“Living” will be a different concept in future. C&P deals extensively with the topic of innovative, modern and contemporary “living”.

What are the new
trends of Living?

Current trends in the residential and construction sector reflect social and demographic developments. The steadily increasing number of single households, the progressive ageing of society and the increasing demand for short-term living options are changing housing culture permanently. But megatrends such as digitisation, urbanisation and sustainability are also creating completely new forms of living.

SERVICED APARTMENTS

Serviced Apartments:
Definition and explanation

Serviced apartments are fully furnished apartments that are rented for a limited time. The apartments are fully equipped and are mostly designed for long stays of several weeks or months.  In this form of temporary living, the advantages of a hotel are combined with those of one’s own home. Additional services such as a reception, dry cleaning and laundry services are often offered.

What is the difference
between a hotel and a serviced apartment?

A serviced apartment is a mixed form of living and hotel use. The most important distinguishing feature of a hotel is the length of stay. A serviced apartment is designed for a longer stay than a hotel. A serviced apartment is usually cheaper than a hotel due to the fact that stays are normally for longer periods. In addition, there are also differences in the room sizes and equipment of the rooms. The rooms of serviced apartments are usually larger and are already equipped with the most important utensils for everyday life (e.g. dishes, dishwasher, coffee machine, etc.).

Who are serviced apartments
suitable for?

Serviced apartments are primarily aimed at business travelers who are in a city for a longer period of time for work. But private individuals are also increasingly making use of this type of living – for example when moving to a foreign city. A serviced apartment is also ideal for students who are spending a semester abroad.

Furnishing and
facilities

As a serviced apartment is supposed to be a “temporary home“, homeliness is a top priority with respect to furnishings and equipment. After all, the apartment should be more like an apartment than a hotel room. The design and furnishings should, therefore, provide a homely atmosphere. In order to make guests feel at home, there are usually cooking facilities, a refrigerator and a desk for home office.

CO-LIVING

Co-Living:
Definition and explanation

Co-living describes the permanent coming together of people who choose to share certain areas of their residency with each other. While a shared flat is often convenient for financial reasons during one’s studies, there are other arguments for community living such as the desire for a sense of community and the building of social networks. Many people in urban life miss that, something which is often a matter of course in a rural environment. For this reason, the concept of communal living is becoming increasingly popular.

What is the difference
between Co-Living and a shared flat?

Co-living does not necessarily go hand in hand with a joint household budget. Most co-living projects are house communities in which each household has a self-contained housing unit. It is important that residents can decide for themselves which activities should be carried out jointly. After all, life as part of a community only works if people only have to participate as much as they want to.

What are the
advantages of Co-Living?

Healthy living, sustainability and urban living are just a few issues that are becoming more and more important. Current generational developments show that living in communities and a corresponding connection with nature are becoming increasingly important. People want communal activities. The use of public spaces (so-called “third places“), which exist between the place of residence and work, is also becoming increasingly popular.  In times when several generations lived together under one roof, it was taken for granted that sick or needy people were supported by the family. Nowadays, however, a multi-generation household is a rarity. Co-living can provide an answer here. On the one hand, the need for independence that lasts as long as possible can be fulfilled, and, at the same time, certain tasks can be taken on by others. As a result, you are not dependent on yourself, even in old age.

Innovative living concepts
as an answer

The spaces in which we live and work have a huge impact on our lives – after all, we spend a large part of our time in them. As a result, issues with respect to building and residencies have gained in importance across the last few years. The corona crisis has shown how quickly the demands on one’s own home can change. The construction and real estate industry will, therefore, face exciting challenges in the coming years. There is an increasing demand for innovative concepts and strategies that offer solutions for changed housing needs.

The classic investment property – C&P Immobilien AG has successfully engaged with and perfected this concept in recent years.

But that doesn’t mean that we’re content to live off the successes of the last few years – we intend to lead the way in international trends with much energy and motivation. We are working on innovative forms of living and working in the context of current societal, demographic and socio-cultural trends.

We’ll build apartments suited to every phase of life with a cosmopolitan approach. Concepts such as sustainability and ecology, the new “community”, flexibility and individualisation are the focus of new, innovative concepts. We want to meet the needs of society and help shape the future in these areas with the objective of establishing ourselves internationally.

„Forms of living that merge with our everyday lives and that make us more flexible and independent are the future of living, which is becoming more and more of an experience.“
