C&P Immobilien AG is planning the construction of a new investor project in the southern area of Herrgottwiesgasse in Puntigam, Graz, by the end of 2023. Around 300 investment apartments in the form of courtyard developments are being built in nine structures across two construction units that are roughly the same size. The winning project of the accompanying architectural competition was selected from 26 participant projects in June 2020. The futuristic approach of PENTAPLAN ZT-GmbH prevailed.

(Graz, July 14, 2020) – The top-class jury of experts, consisting of eight representatives of the City of Graz, the Chamber of Civil Engineers and C&P Immobilien AG, was spoilt for choice in June 2020. With 26 participating projects, the interest in the architectural competition for the planning of the new investor project ‘Herrgottwiesgasse’ from C&P was very high. Accordingly, it was very challenging to weigh the different concepts with regard to the development possibilities of the property against each other. In the end, after the initial selection regarding the aspects of urban planning, architecture, green space and functionality, the contribution of the Graz-based architectural office PENTAPLAN ZT-GmbH unanimously prevailed in the final.

The park as concept

The decisive factor was the distinctiveness of the development concept, not only with regard to the architectural approach, but above all with regard to the combination of urban planning factors and the desired functionality with economic considerations.

The ‘9 Villas in the Park’ combine the existing development of detached houses to the north of the property with the commercial areas to the south in a way that enhances the surrounding area. Views to the south are preserved through gentle integration into the landscape while the visual impact of the commercial neighbourhood is positively mitigated. Likewise, the image of Herrgottwiesgasse will be significantly improved by the continuation of the tree population.

Ultimately, the concept of a park also dictates the arrangement of the nine planned buildings. Free and independent of each other, the individual buildings provide the necessary intimacy while at the same time the individual feeling of living in a park villa is established through the single location.

Light at the core

The development of the villas is based on the idea of courtyard construction. In each building, a central, well-lit core leads to nine apartments on each floor. Arranged in a radial star shape with floor plans perfectly tailored to their use, all the apartments have private open spaces that are out of sight as a result. The need for privacy is thus taken into account as well as the requirement for good furnishability. C&P’s demand for the ‘quality square metre’, according to which every space should be used functionally no matter how small, was perfectly implemented in this concept. Even the 240 underground parking spaces are to be provided with light and air through the planting of trees below ground level.

Close and connected

Everything is taken care of, both for the connection of the tenants with each other – keyword common room – as well as for the needs of everyday life. Whether bicycle parking in the neighbourhood itself or public transport in front of the residential park, car-free mobility is happening here. Being in the immediate vicinity of the ‘Brauquartier’ – a lighthouse project by C&P Immobilien AG that has already been realised – residents are conveniently served by supermarkets and restaurants and have excellent opportunities to undertake sports in their free time. Because, as Bmst. DI Andreas Grabner, board member for project development at C&P, so aptly remarks: “If the tenant does well, the investor does well”.
