C&P Immobilien AG and SORAVIA are jointly developing around 650 apartments on a two-hectare site. An architectural competition up until the end of 2020 will provide the basis for the concrete planning of the new district. Completion is scheduled for 2023.  A total of around 1,400 apartments together with local amenities and social infrastructure as well as 70,000 m2 of commercial space and plenty of green space will be built on the 13.5 hectare site in Neu Leopoldau, which will appeal to investors and private pension customers alike.

 

(Vienna, 02 June 2020) – A location that had already been settled in the Neolithic Age is still a great place to live today. And from 2023 it will be even better. C&P Immobilien AG (together with SORAVIA) is developing a new, exciting urban quarter on the site of the former Leopoldau gas works.

The approach to the project itself is highly creative and anything but stone-age. Architects are invited to submit their ideas for the design of the new district as part of a competition by the end of 2020. This not only creates the basis for the subsequent concrete project planning from the very beginning, but also ensures that future residents as well as investors and private investors have the decisive competitive advantage of a holistically and sustainably designed real estate investment.

Looking from within the combined competences of C&P with SORAVIA DI Cyrus Asreahan, managing director of C&P’s location in Vienna, sees a special competitive advantage in the development of a multifaceted section of Neu Leopoldau.

 

‚We create city quarters‘

This is how Master Builder DI Andreas Grabner, COO of C&P Immobilien AG and board member for project development, phrases the company’s approach in a nutshell. And this has been impressively demonstrated in the past, not least with the Brauquartier in Graz.

The vision of ‘Neu Leopoldau’ aims to create a district in Floridsdorf where living, leisure and working are possible in a harmoniously designed living space. Gastronomy and event areas offer experiences in the immediate vicinity while a medical centre ensures medical care within walking distance. Last but not least, the aim is to fight the anonymity of the big city with a specially created Grätzel Centre where interpersonal contacts can be made and cultivated.

“It is important for me to maintain the balance between affordable, quality and pleasant housing as well as between green spaces and open spaces in the coming years,” says district leader Georg Papai.

Neu Leopoldau fulfils this wish 100 per cent. The new district is surrounded on three sides by green areas that merge into allotment garden settlements. Generous green and recreational areas are also planned within the site, creating a harmonious connection between the individual buildings. In this way, the existing district and the new urban quarter are growing together in the truest sense of the word.
