Family offices, institutional investors and private foundations are investing in residential real estate more frequently than ever. The problem on the market: there are too few attractive projects. This is where the name C&P Immobilien comes into play again and again because the project developer, originally from Graz and specialising in the development of living space in the form of investor apartments, has also made a name for itself in Vienna and Berlin.

The project ‘Clementinengasse 1’ in Rudolfsheim-Fünfhaus not only impresses with its ideal location and perfect public transport connections, but was also developed and built with a view to optimal future rentability. This is also supported, for example, by C&P Immobilien AG’s average vacancy rate of just 1.28%. True to the slogan ‘The demand for more’, C&P always focuses on the most important stakeholders as part of a real estate project – the tenants – when developing investor projects.

„Even in a global deal, anyone who does not take the needs of the tenants into account is not suited to be a project developer“,

says DI Cyrus Asreahan (Manging Direcotr of C&P Immobilien in Vienna.

With this sentence, DI Cyrus Asreahan not only outlines the philosophy of C&P Immobilien AG as the Austrian market leader in investor apartments in the private client segment, but also explains why more and more institutional investors are looking to do business with C&P Immobilien AG. In addition, C&P pays special attention to its role as a living space developer, which is of particular importance in a district like Rudolfsheim-Fünfhaus. The up-and-coming district with its proximity to Westbahnhof railway station and the inner Mariahilferstrasse is facing more and more urban planning challenges, which C&P knows how to master with its experience as a designer of residential quarters, the keyword being the Puntigam Brewery Quarter in Graz.

Specifically, 51 apartments ranging in size from 34 m2 to 82 m2 will be built on four standard floors and three attic floors at Clementinengasse 1 with additional commercial space on the ground floor. Construction will begin shortly.

The global sale was overseen by the law firms Nemetschke Huber Koloseus Rechtsanwälte GmbH (for C&P) and Grama Schwaighofer Vondrak Rechtsanwälte GmbH on the side of the buyer. The parties have agreed not to disclose the purchase price.
