Capital investor apartments Wustermark | Elstal
HALF ALREADY GONE

To begin with, a correction: more than half are in fact already gone. Of the total 162 apartments in the four planned sections of the ‘4 Trees’ investor project, 95 have been successfully sold to date. This corresponds with 59% of the apartments, so significantly more than half and something we are very glad about!

What pleases investors is the fact that two of these capital investor apartments, which are divided into six houses, have already been rented out in record time! This is because the demand for affordable rents in Wustermark, which is only about 30 kilometres from the Berlin city limits, remains high. Berlin’s enormous population growth is causing singles and families looking for a place to live to look to Brandenburg, where they can not only enjoy comparatively low rents but also an enhanced quality of life in the ‘meadowland of Berlin’.

„If you add up the many appealing features of the region, Wustermark-Elstal is not way out there, but way up there in terms of quality of life“,
says Daniela Maurer | Head of Berlin/Brandenburg.

Way up there instead of way out there

“If you add up the sights of the region, Karls Erlebnis-Dorf, Sielmann’s natural landscape Döberitzer Heide with its 36-hectare show enclosure plus the Designer Outlet Berlin, Wustermark-Elstal is not way out there, but way up there in terms of quality of life,” says Daniela Maurer. She manages the Berlin office of Austria’s C&P Immobilien AG, which is committed to the development of living space in the metropolitan area.

“In Berlin, the demand for housing has increased by 318% in the last 5 years,” suggests their boss, CEO Markus Ritter. “We create architecturally sophisticated yet affordable living space for all those who, faced with the rising rents in the capital as mentioned above, want to combine their professional and cultural life in the city with a liveable home in the countryside.”

From the investor’s point of view, this is a clear sign that the 28 apartments still vacant in Section 3 will also be sold within a short period of time or that the apartments already sold will be rented out quickly.

„With 4Trees, we are creating architecturally sophisticated yet affordable living space for all those who, in the face of rising rents in the capital as mentioned above, want to combine their professional and cultural life in the city with a liveable home in the countryside,”
says Ing. Markus Ritter | CEO of C&P Immobilien AG Vienna.

Balanced Investment

“If the tenant does well, the investor does well” – this motto forms the basis for every investor project from C&P Immobilien AG. The balance between affordable rents and attractive returns for investors with the desire for a passive income, a secure retirement provision or security for their children in the event of inheritance is at the heart of the Berlin sales team’s efforts. This is why, on the one hand, we have already succeeded in generating higher rents for existing investors than had been promised during the sales process and, on the other, we have been able to offer interested residential tenants an attractive alternative to Berlin’s apartment prices.

2021. Don’t waste any time!

C&P Immobilien AG still has a lot planned for 2021. In addition to the further expansion of the Berlin location, capital investor projects directly in the capital will also come onto the market, which of course serve a different price segment. And there is still a small chance for all those who haven’t had one yet in Wustermark-Elstal. Daniela Maurer says of this: “Take advantage of the investment opportunities in the Brandenburg area! After the marketing of section 3, the ‘4Trees’ project will enter its final phase and starting in May the last three houses with a total of 38 apartments will be sold. So go for it!”
