Official project start “Am schönen Platz”

The project partners S+B Gruppe AG and C&P Immobilien AG quietly celebrated the start of the residential project “Am schönen Platz” with the planting of the first tree on the property. The unique feature of the project at Laxenburger Straße 151 in Vienna’s Favoriten district is the garden and open space design by Mr. André Heller.
The project partners S+B Gruppe AG and C&P Immobilien AG have secured the former Beiersdorf site in Favoriten to construct six buildings for residential and commercial purposes. The developed location offers optimal transport connections, local services and educational facilities in the immediate vicinity as well as access to sports facilities. The location on the Boschberg, a hill in the Inzersdorf-Stadt borough, offers a view of the Schneeberg mountain on clear days. In order to give the project a unique character, Mr. Heller was brought in to participate in an artistic collaboration in garden and open space design. André Heller’s company creates areas with a special radiance thanks to the green space and
individual rooms within them – meditation rooms, green spaces in ‘Bamboo Alley’ and the rooftop forest and a Moroccan square with fountains and conservatories – all of which are designed with selected plants, trees, spatial moments and artistic interventions.
A glimpse of what the completed garden design would look like was specially created to celebrate the beginning of the project on a clear autumn day. “The garden design of this project invites you to let your thoughts wander and to sharpen your senses. The gentle patter of ‘Bamboo Alley’, which we can already hear here, should also be a firm feature of future residents everyday life,” remarked a convinced Ing. Wolfdieter Jarisch, CEO of the S+B Group.
The residential development, which is expected to be completed in the third quarter of 2023, will comprise owner-occupied flats, rental apartments and investment apartments. “This particular location in Favoriten was also the reason we entered into a partnership. Creating new living space in one of Vienna’s most populous districts was an important concern of ours!” says DI Cyrus Asreahan (Managing Director C&P Immobilien Vienna), who exchanged views with BV Marcus Franz during the ceremony held for the final stage of the project.

Project information:
The Laxenburger Straße 151 project is being handled as part of a joint venture between S+B Gruppe AG and C&P Immobilien AG. A net usable surface area of around 16,000 m² will be built on the property. This area is divided into six buildings which provide space for around 210 apartments, 16 home offices and businesses. Around 144 vehicles can be accommodated in the underground car park, which extends across the entire building site. In addition to optimal public transport connections to the city, Mr. Heller’s open-air planning is an added special feature of the project. Construction has already begun and completion is planned in phases up until 2023.
